# How Much Do Pizza Shop Owners Make? Less Than the Margin Suggests, Until Volume Kicks In

*On an average independent's sales, the typical margin works out to less than a manager's salary. Franchise disclosures show the same shop losing money at one sales level and clearing six figures at another. Here's what the NRA, the BLS, business-sale data and the franchisors actually show.*

**Operator takeaway:** Put yourself on the P&L at what you'd pay a manager to do your job, with the BLS median of $69,390 as a reference point, then see what profit is left. Divide your annual sales by 52 and compare that weekly number with the Donatos tiers in this piece. If paying yourself a real wage leaves no profit, you have a job, not a business yet. The fix is volume or prime cost, not working more hours.

Toast tells independent pizzeria owners to aim for a [5% to 10% profit margin](https://pos.toasttab.com/blog/on-the-line/how-much-do-pizza-shops-make), which on the average shop's $440,000 in sales comes to between $22,000 and $44,000 a year. The National Restaurant Association's survey of more than 900 restaurants found the median limited-service operator actually kept [4.0% of sales before taxes in 2024](https://restaurant.org/research-and-media/research/restaurant-economic-insights/analysis-commentary/new-association-report-helps-operators-gauge-their-restaurant-performance/). On $440,000, that's $17,600.

That's the margin. What an owner takes home depends on two things the margin doesn't show: whether you're already paying yourself for the shifts you work, and how much the shop sells.

## Profit and pay aren't the same number

If you run the shop yourself, part of what looks like profit is really your wage. Toast's own guide to owner pay puts it plainly: ["A restaurant owner's salary pays for work performed."](https://pos.toasttab.com/blog/on-the-line/how-much-do-restaurant-owners-make) An S corporation, it notes, pays a working owner a reasonable salary before it distributes any profit.

So what's the work worth? The BLS puts the median food service manager at [$69,390 a year in May 2025](https://www.bls.gov/ooh/management/food-service-managers.htm). That figure leaves out the 31% of managers who are self-employed. Still, it's roughly what you'd have to pay someone to run the shop if you stopped. On the average independent's numbers, the NRA's median margin of $17,600 doesn't cover that. If you work the line most nights and your books show a small profit with no wage for you, that profit is your pay, and it's below the market rate for the job.

If you work the line every night and the books show 4%, you don't have a profit yet. You have a job that pays less than the manager you'd hire to replace yourself.

## Sales volume decides almost everything

The best published evidence on pizza owner earnings comes from franchise disclosures, and they all say the same thing: margin climbs with volume. At Toppers Pizza in 2023, the top third of franchised stores averaged [$180,851 in net operating income on $1,624,812 in sales](https://www.franchisechatter.com/2024/07/10/fdd-talk-toppers-pizza-franchise-costs-fees-average-revenues-and-or-profits-2024-review/). The middle third made $47,492. The bottom third, averaging $803,334 in sales, made $4,239, and its median store lost money.

Donatos breaks it out by weekly sales. Franchised stores selling $10,001 to $15,000 a week had [EBITDA of -0.3% of sales, against 8.7% at $15,001 to $20,000, 12.1% at $20,001 to $25,000, and 15.9% above $25,000](https://www.franchisechatter.com/2025/01/05/fdd-talk-donatos-pizza-franchise-costs-fees-average-revenues-and-or-profits-2024-review/). Now do the math on the average independent: $440,000 a year is about $8,500 a week, below Donatos' lowest tier. Fixed costs don't shrink when sales do, so [the first dollars over break-even](/articles/pizza-shop-break-even/) are the ones that pay you.

**Median pre-tax income, limited service:** [4.0% of sales](https://restaurant.org/research-and-media/research/restaurant-economic-insights/analysis-commentary/new-association-report-helps-operators-gauge-their-restaurant-performance/) (NRA, 2024) · **Food service manager median pay:** [$69,390](https://www.bls.gov/ooh/management/food-service-managers.htm) (BLS, May 2025) · **Toppers NOI by tier:** [$180,851 / $47,492 / $4,239](https://www.franchisechatter.com/2024/07/10/fdd-talk-toppers-pizza-franchise-costs-fees-average-revenues-and-or-profits-2024-review/) (2023) · **Donatos EBITDA by weekly sales:** [-0.3% under $15,000 to 15.9% over $25,000](https://www.franchisechatter.com/2025/01/05/fdd-talk-donatos-pizza-franchise-costs-fees-average-revenues-and-or-profits-2024-review/) · **Restaurants sold, 2021–2025:** [median owner earnings $120,355 on $718,271 revenue](https://www.bizbuysell.com/learning-center/valuation-benchmarks/restaurants/) (BizBuySell) · **Domino's U.S. franchisee per store:** [about $166,000](https://ir.dominos.com/static-files/6201c060-a2e7-4b3b-861e-5cb57f2bc639) (2025, self-reported)

## What the shops that sell actually earn

Business-sale listings give another view, because buyers want to see the owner's full cash flow. BizBuySell's data on 8,692 restaurants sold from 2021 to 2025 shows [median discretionary earnings of $120,355 on median revenue of $718,271, and a median sale price of $220,000](https://www.bizbuysell.com/learning-center/valuation-benchmarks/restaurants/). Discretionary earnings means the cash flow before the owner pays themselves, so it has to cover your wage, any loan payments and new equipment. Toast, citing BizBuySell's 2025 sales, calls it ["a useful reference point, but it isn't an average restaurant-owner salary."](https://pos.toasttab.com/blog/on-the-line/how-much-do-restaurant-owners-make) Those are all restaurant types, and they're the shops good enough to sell, at more than 1.5 times the average independent pizzeria's sales.

Then there's how the big pizza owners actually get rich: more stores. Domino's estimates its U.S. franchisees made [about $166,000 per store in 2025](https://ir.dominos.com/static-files/6201c060-a2e7-4b3b-861e-5cb57f2bc639). The company calls that an internal estimate based on unaudited results franchisees report themselves. On the earnings call, CEO Russell Weiner said the average Domino's franchisee owns [nine stores, with enterprise profit approaching $1.5 million](https://www.fool.com/earnings/call-transcripts/2026/02/23/dominos-dpz-q4-2025-earnings-call-transcript/). That's a different business from one shop, and it's why we wrote [what to check before you open a second location](/articles/before-you-open-a-second-location/).

Put yourself on the P&L at what you'd pay a manager to do your job, with the BLS median of $69,390 as a reference point, then see what profit is left. Divide your annual sales by 52 and compare that weekly number with the Donatos tiers in this piece. If paying yourself a real wage leaves no profit, you have a job, not a business yet. The fix is volume or prime cost, not working more hours.

The limitation: nobody surveys what independent pizzeria owners pay themselves. The salary sites that answer the question don't hold up. PayScale's figure for a pizza store owner-operator is [based on six profiles last updated in 2021](https://www.payscale.com/research/US/Job=Owner_%2F_Operator%2C_Pizza_Store/Salary). The franchise figures are disclosures for a few brands, not independents, and Domino's number is self-reported by its franchisees. ## Common questions

### How much does a pizza shop owner make?

Less than you’d think. The average independent sells about $440,000 a year and keeps about 4%, roughly $17,600 before taxes. That’s way under the $69,390 it would cost to hire a manager to run the place.

### Do busier pizza shops make more?

Way more. At Donatos, stores selling $10,000 to $15,000 a week about broke even. Stores selling over $25,000 a week made about 16 cents on every dollar before loans and taxes. The average independent sells about $8,500 a week.

### What does a restaurant make when it’s sold?

Restaurants sold from 2021 to 2025 brought the owner about $120,000 a year, on about $718,000 in sales. That has to cover your own pay and any loans, and those shops are bigger than the average pizzeria.
